EICR & Electrical Safety Testing in London

NICEIC-approved EICRs and landlord electrical certificates, plus fixed wire testing, PAT testing, fire alarms and emergency lighting — inspected, certified and put right by one team.

EICRs are a legal requirement for landlords. Every private rented property in England must hold a valid EICR, renewed at least every 5 years. Failing to provide one can mean significant fines.
Electrical safety

What is an EICR?

An Electrical Installation Condition Report is a formal assessment of a property's fixed electrical installation — the consumer unit, wiring, sockets, fittings, earthing and bonding. It tells you whether the installation is safe to continue in use, and flags anything that falls short of current standards.

Every observation is classified so you know exactly where you stand: C1 (danger present), C2 (potential danger), C3 (improvement recommended) and FI (further investigation required). We issue the full written report and certificate, and we can carry out any remedial work ourselves.

Satisfactory

You're compliant

The installation is in a safe condition. You receive your certificate and you're covered for up to 5 years.

Unsatisfactory

We'll put it right

Defects were found and remedial work is needed. We quote it clearly, carry it out, re-inspect and issue a satisfactory certificate.

What an EICR includes

Visual inspection of consumer unit, wiring & fittings
Dead and live testing of every circuit
Earthing and bonding checks
Classification of observations (C1, C2, C3, FI)
Full written report & certificate
Portfolio scheduling for multiple properties
Landlords & letting agents

Landlord electrical certificates

If you let property in England, an EICR is not optional. You need a valid report for each tenancy, a copy for your tenants, and a copy for the council if they ask for it. Letting agents and managing agents usually need the paperwork on file before a tenancy starts.

We work with private landlords, HMOs, portfolio owners and managing agents — scheduling multiple properties together, keeping the reports consistent, and handling any remedial work so you get one satisfactory certificate per property without chasing separate trades.

EICRs for single lets, HMOs & portfolios
Reports issued for tenants and local authority
Remedial work quoted and completed in-house
Scheduled renewals so you never lapse
Consistent documentation across a portfolio

EICRs for homeowners & buyers

You don't have to be a landlord to want one. An EICR is the clearest way to find out what condition your electrics are actually in — before you buy, before you renovate, or if the installation is simply old.

Buying a property and want the electrics checked
An older installation that has never been tested
Before a kitchen, bathroom or full renovation
Recurring tripping, scorching or flickering
Peace of mind on a property you already own
Commercial

Commercial fixed wire testing

Fixed wire testing is the commercial equivalent of an EICR — periodic inspection and testing of a building's fixed installation, required to keep your premises compliant and your insurers satisfied.

On larger sites we phase the testing so you can keep trading: typically a percentage of the installation each year, or out-of-hours blocks for offices and retail. You get a clear schedule, a consistent report format, and remedial work priced up front.

Offices, retail, managed blocks & industrial units
Phased testing so the business keeps running
Out-of-hours and weekend scheduling
Distribution board schedules and asset records
Remedial works quoted and delivered in-house

PAT testing, fire alarms & emergency lighting

The rest of your compliance calendar, handled by the same team — so it's one contractor, one set of records and one point of contact.

PAT testing

Portable appliance testing for offices, landlords, managed blocks and commercial premises. We label each item, record pass/fail, and hand over an asset register you can actually use at renewal.

Fire alarm systems

Design, installation, servicing and testing of fire detection and alarm systems, with the certification your records and insurers require.

Emergency lighting

Installation and scheduled testing of emergency and exit lighting — monthly function tests and annual duration tests, documented for compliance.

Areas we cover

We carry out EICRs, fixed wire testing and compliance work across London. A large share of our testing work is close to home in Walthamstow (E17) and the surrounding East London boroughs — Chingford, Leyton, Leytonstone, Highams Park and the wider Waltham Forest area — with commercial testing across central and greater London.

If you have several properties in different boroughs, we'll schedule them together so the reports land at the same time.

Frequently asked questions

An Electrical Installation Condition Report (EICR) is a formal inspection and test of a property's fixed electrical installation — consumer unit, wiring, sockets, fittings, earthing and bonding. It identifies defects and anything falling short of current safety standards, and results in a written report and certificate.

Private rented properties in England must have a valid EICR at least every 5 years, and a copy must be provided to tenants and to the local authority on request.

It depends on the size of the property and the number of circuits — a one-bed flat and a commercial unit are very different jobs. Tell us the property and we'll give you a fixed price before any work starts.

Any C1 or C2 observations mean remedial work is required. We quote the remedial work clearly, carry it out, then re-inspect and issue a satisfactory certificate.
