What is an EICR?
An Electrical Installation Condition Report is a formal assessment of a property's fixed electrical installation — the consumer unit, wiring, sockets, fittings, earthing and bonding. It tells you whether the installation is safe to continue in use, and flags anything that falls short of current standards.
Every observation is classified so you know exactly where you stand: C1 (danger present), C2 (potential danger), C3 (improvement recommended) and FI (further investigation required). What an EICR includes
Landlord electrical certificates
If you let property in England, an EICR is not optional. The law asks for a new report at least every five years, not for every tenancy: new tenants get a copy before they move in, existing tenants within 28 days of the inspection, and the council within 7 days if it asks. Letting agents and managing agents usually need the paperwork on file before a tenancy starts.
