Yes. Much of the West End sits inside a conservation area, and a large share of it is listed. We plan containment and routing to keep intervention to original fabric to a minimum, work to whatever consent conditions the freeholder or managing agent has in place, and use discreet surface or void routing where chasing isn't an option. Where listed building consent is required for the works, that sits with the freeholder or their agent — we design and deliver to whatever is approved.

By splitting the programme into sections that don't all need the supply down at once, and by scheduling the disruptive stages for evenings, weekends or the hours a unit is already closed. Testing programmes on multi-let buildings are phased floor by floor so the rest of the building keeps operating. Availability is every day, 7am to 7pm, which gives more room to fit disruptive work around trading hours than a standard weekday slot allows.

It depends on the lease, but the usual pattern is that the landlord is responsible for the base building — incoming supply, risers, landlord's distribution and common-part circuits — while the tenant is responsible for their own CAT B fit-out within the demise. We work for either side, and where the works cross the boundary we coordinate with the managing agent so both parties get the certification their side needs.

Yes — most West End sites sit inside the Congestion Charge and ULEZ zones, loading bays are limited and often timed, and building access can require a booked lift slot or a permit from the managing agent. We factor all of that into the programme before work starts, rather than discovering it on site.
